Most second homes are bought for a fortnight and endured for the rest of the year. We design for the opposite: places that are lived in, maintained, and returned to by the same people.

What we hold to
Private first
Every household has a door that closes, a kitchen that works and a room that owes nothing to anyone. The commons only functions when privacy is genuine.
Built for the ordinary day
Not the launch photograph. The Tuesday. Laundry, homework, a late swim, someone cooking for eleven without ceremony.
Walkable or nothing
We build where a child can leave the door alone and where a car is an inconvenience rather than a requirement.
The same people, repeatedly
Familiarity is the product. We cap numbers and design for return, because the second year is when a place starts to mean something.
