We are deliberately small, so we choose partners the way we choose sites: slowly, and on the basis of whether the ordinary day would be better for it.
Landowners
You hold a site in a town that already works — walkable, alive out of season, with a reason to be there. We design, capitalise and operate.
Developers
You are building and want the commons to be more than a lobby with a coffee machine. We partner on programme, design standards and operations.
Operators & makers
Kitchens, gardens, movement, bodywork, boats. The commons only works because specific people run specific parts of it well.

Standards
What we will not compromise on
Walkability, private kitchens in every residence, a commons with shade and enough seats, and a year-round team on site. If a project cannot carry those, it is not a House & Commons project.
